Palmer Ranch is an elegant planned community in South Sarasota between 41 and 75. There are over 30 separate communities in this 7000 acre development. Most are upscale, gated and private. Prices range from $300K for a 2/2 condo in the golfing community of Stoneybrook to several million in The Oaks. We live in Silver Oak near Honore and Central Sarasota Pkwy and love it and our friendly neighbors. Prices in Silver Oak range from $600K to $1.9 million. Most are 4BR, 3.5 bath, 3 car garage, with a pool.

Venice Island is wonderful, friendly small town of 25,000 happy souls on the Gulf of Mexico. It has a beautiful and fun downtown and miles of beaches and lots of waterfront restaurants and tiki bars. Venice is where I bought my first home when I moved here 25 years ago and love it. It has a thriving art community with it's own theater, Art Center, and community center. It is only about 20 miles from all of the attractions in Sarasota.
Most 3/2 homes are older with prices from $600K to $900K. Beach condos are from $600-1900K. There are, however, many new townhome developments east of 75 that are farther from the beach. Prices usually start in the 500's for a 3/2/2.
South Venice is about 5 miles south of Venice Island and has many affordable, older homes, $400 to $700K. There are no deed restrictions and no HOA fees. I had a home there for over 20 years and loved that I could take a ferry to a private, secluded beach on Manasota Key for South Venice residents only. These are also good homes for rentals due to the lack of restrictions.
These are well maintained communities with HOA fees, restrictions and usually a clubhouse.
